Will you list my house on the MLS or actually buy it?
We're not agents and we don't list houses. We're home buyers. We buy houses that meet our criteria, then repair and resell them or keep them as rentals.
Do you pay fair prices?
We buy below retail so we can cover repairs and resell at a profit. In return you get cash, a fast close, no fix-up costs and no agent fees. Our offer is no-obligation, so it never hurts to know the number.
How do you decide what to offer?
We look at the location, the repairs needed, the current condition, and what similar houses nearby have recently sold for, then come up with a price that works for both of us.
Are there any fees or commissions?
None. We make an offer, and if it's a fit we buy the house. We often pay the closing costs too. We take on the risk of repairs and resale after we buy.
How are you different from an agent?
Agents list houses and hope a buyer comes along, then take a commission (often 5–6%). We actually buy the house with our own cash, so we can decide within days and close on your schedule.
Is there any obligation when I submit my info?
Absolutely none. We'll look at the property, maybe call to learn a bit more, and make an offer. Whether you take it is 100% up to you, and we won't hassle you.
